A backyard addition, new garage, & whole house remodel
Below on this page, we will focus first on the two big changes to the exterior (the new garage and the new backyard room addition), then later focus on the many interior renovations. However, before we dive in to the many details of this very extensive remodeling project (a complete home remodel of a "historic" home near San Tan Valley), be aware that we will help you no matter what you need. What's the typical process from design to permitting to construction?
In many cases like this one, someone who just bought or is about to buy an older home in San Tan Valley will contact us when focused mainly on the most urgent element of their project (like building a garage or a room addition). However, once they realize that we can help with everything, they provide a longer list of desired home improvements.
Usually, they only have some general ideas and at least a few questions. So, we typically begin by helping homeowners to focus on a few simple priority issues, then provide a rough estimate to see if your budget fits with your hopes.
If that goes well, next we review the basic design options that fit for your priorities and property, then create whatever plans or blueprints are needed to get the building permit. (Generally, most people who contact us do not already have a floorplan or architectural drawings.)

With simpler projects, some homeowners in San Tan Valley even get their own plans and permit first and then later hire our builders. However, that is almost always for adding a detached structure (because modifying an existing structure- especially an old one- can be much more complicated, sometimes requiring specialists like architectural engineers).
For jobs like the one shown here (where both the new garage and new addition will involve major changes to the roofline of the main house), custom blueprints will be needed. After designs & permitting, next is removing obstructions & setting the foundations.
First, let's clarify what we mean by a historic home. To be blunt, what we mean is "older than most in the area." That's what the homeowner had here originally.
So, on the left, you see a home built in the 1950s in greater Phoenix (featuring a covered carport to the left). Rather than enclose that carport
to convert it to a garage
, the homeowner wanted to radically update the appearance of the home (plus adding lots of interior space in the backyard, which we will get to below.)
As shown in the middle picture above, most of the front was removed including the porch and the roofing as well as all of the landscaping and old stonework. After some excavation, the footers for the new garage were prepared. Then, in the right photo, you can see the redesigned front porch, exposed roof decking, and almost-finished new garage.

In the first two photos just above, you can see the view from the curb before and after the new landscaping was completed. On the right, that is the view from the mailbox. (In the background, that is a downtown high-rise.)
While this transformation of the home from the front is dramatic, again it is just one aspect of the project. Next, let's focus on some exterior pictures of the room addition built in the backyard.
A backyard home addition (plus new landscaping) near San Tan Valley
This "historic" home was built in a time when the typical amount of interior space in this neighborhood near San Tan Valley was around 1000 square feet (which means that the bedrooms, kitchen, and bathrooms were all rather compact). So, while adding a two garage instead of an open carport does add a bit of space for storage, the homeowner chose also to add a new "wing" to the rear of the house, then renovate much of the original interior as well.
Another new feature was the covered patio on the right. In the final photo above, you can also see a close-up of some of the irrigated landscaping both for a flowerbed and the plush green grass lawn.
Moving from the patio to the interior
The 3 photos above take us from the new side patio to the inside. Next to the glass door is a stairway down to a "root cellar" / bomb shelter (again not that unusual for a 1950s home in this neighborhood not far from San Tan Valley). Second is a photo from inside showing that glass door to the patio and stairway. Third is a view from the original space of the home down to that hallway (to the rear right of the photo) with the glass door leading out to the patio.
You can also see that the window above the kitchen sink overlooks the patio. In the photo on the left, that window is on the right.
Major remodeling of the kitchen & interior near San Tan Valley
This home had been a rental and the conditions inside were not pretty prior to the remodel. We'll skip the gory details and just show you the remodeled kitchen and interior.
The 4 pictures above show a few angles of the kitchen. The last two are the same angle, but with the last one showing some of the accent lighting in the daytime.
Custom fireplace, custom walk-in closet, & the dining room
Here is the fireplace alone, plus with two photos of the decorated dining area (with a bench that is perfect for kids to use so that they do not have to scoot their chairs on this brand new flooring). Last is a photo of the shelving built-in to the walk-in closet. It has nothing to do with the other 3 photos here (and simply fit to include it here in this row).
Sliding interior doors lead to a family room
Across from the dining room table are two new doors that slide horizontally. In the middle picture, the rear left wall marks the rear of the original structure, with that door previously being the back door to the backyard. (Now, that door leads to a new bedroom within the backyard room addition.)
From the kitchen to the sitting area by the front door
Another common request with older homes in San Tan Valley is to remove walls in order to all for an open floorplan. In some previous pictures, we could see from the kitchen toward the couches in the front. Now, we'll look closer at that sitting area.
The last picture shows the view from the couches looking back toward the dining room and kitchen. Next, we head out to the front porch.

The new master bathroom
The bathroom shown here was added as part of the master suite. Basically, the backyard room addition is a small bedroom, a big master bedroom, plus the new master bathroom.
2 remodeled guest bathrooms
Actually, the first photo here is the new master bedroom that is at the core of the backyard home addition. You can see the sliding horizontal door that leads to the master bathroom. Also, the two other pictures just above show the 2 guest bathrooms (both with recessed lighting within the shower overhead). One of these guest bathrooms is just inside the front door.
